Investigation

WHAT LEVEL OF INVESTIGATION IS NEEDED?

We would like to discuss what is the most proportionate approach for your specific situation, what best meets your objectives, discuss any proposed renovations, or other plans that could influence the guidance we provide.

We employ a full range of testing methodologies to help establish what has caused the damp defects, evaluating its significance , and establishing if it is a current or historic problem; strategies include non-destructive moisture profiling utilising resistance meters and thermography, to full gravimetric moisture and salt analysis (as described in BRE Digest 245), which is the most accurate scientific assessment currently available.

In some circumstances i.e. disputes, only full quantitative analysis will suffice, and its destructive nature will be accepted. However, such interventions are not always acceptable. For instance, the vendor of a pristine up-for-sale house may not permit such disruption.This is when our experience and knowledge of building design, practises, defects and materials will help ensure the most successful outcome.

ENSURING COST-EFFECTIVE & LONG TERM SUCCESS

Our recommendations prioritise rectifying the causes of dampness and provide repair options that are proportionate, also ensuring materials are compatible and sympathetic. This means that we will not be recommending that you waste your resources on products that are unnecessary or detrimental.

While our conservation-minded approach is fundamental for listed and historic buildings: the philosophy of minimal intervention is applied to modern buildings and structures, and provides the most cost-effective outcome.

THE INTELLIGENT SPECIFICATION OF MATERIALS & METHODOLOGIES IS CRITICAL TO THE SUCCESS OF MANAGING DAMPNESS

We find that even on those occasions when the remedial contractor manages to get the diagnosis right, their recommendations and specifications are more often than not, unnecessary, overzealous or completely inappropriate!

We do not recommend chemical damp proof courses or any other product-lead approach that could be detrimental to the building, our environment or your health.

As we have 25 years experience working with, researching and specifying traditional and contemporary building materials; working on countless historic and modern buildings and structures – we are ideally placed to provide informed guidance.

We are sympathetic to regional variations in vernacular buildings, materials and methodologies, and have a practical understanding of the characteristics and limitations of vernacular materials such as cob, flint, wattle and daub, and other regional variations, ensuring that investigations are informed and recommendations are appropriate.

We are keen to provide guidance to those considering incorporating sustainable, low-impact materials into their project, helping to ensure defects are not designed into those ‘improvements’.

A WAY FORWARD

The report presents our findings and includes guidance on how best to resolve or manage damp related defects.
Content includes a summary of our observations, defects identified and causation, and discusses materials and rehabilitative methods that are appropriate to your particular building.

We discuss options to best respond, prioritising works and considering costs.
