DON'T WASTE YOUR MONEY ON INAPPROPRIATE DAMP PROOF COURSES & CHEMICAL TREATMENTS

We find that the majority of ‘defects’ can be solved by simple repairs or maintenance and too much resources are wasted on unnecessary ‘specialist’ products that are used to mask the effects of problems,  rather than dealing with the underlaying cause to the problems.
We follow an approach based on the philosophies that underpin building conservation and sustainability. This approach values the importance of accurate diagnosis, and concludes that the only way to provide longterm solutions is to identify and address the issues that have caused the defects; simply applying chemicals or products will fail if the underlying causes have not been robustly addressed.

We employed Lee Harper to carry out a damp and timber survey on a 300 year old Grade 2 listed property that we were buying in Cornwall. We were delighted with the detailed report that we received which included a breakdown of the work required and possible costs involved. This allowed us to make an informed decision on the property. Lee kept us up to date throughout the process and we found him to be very helpful and knowledgable. OUR INVOLVEMNT IN THE CONVEYANCING PROCESS USUALLY FOLLOWS A SEQUENCE OF EVENTS THAT HAS GONE SOMETHING LIKE THIS . . .

You find a house that fulfils many of your requirements, you decide to proceed, you submit an offer; the vendor accepts, a lender provisionally offers you a mortgage, and dependent on the age of the property and the amount of money you need to borrow, this offer is often then subject to the results of a ‘valuation survey’ or a ‘building survey’.

THE SURVEYOR HAS FOUND POTENTIAL DAMP PROBLEMS!

Quite often a surveyor will defer the investigation of potential damp problems and timber decay, either not having the necessary skills to accurately diagnose the defects, or simply because they believe their fees do not reflect the time needed to thoroughly investigate the issues.
So, the surveyor advises that you instruct a ‘damp and timber specialist’ to further investigate those potential issues and that these specialists are CSRT qualified (Certificated Surveyor in Remedial Treatment ), a competence certificate gained from the Property Care Association (PCA).
*Note      We have held a CSRT qualification for over 10 years but prefer to promote our business through our many conservation and sustainability qualifications and academic accreditations.

DO I NEED TO CALL A DAMP AND TIMBER TREATMENT COMPANY?

Typically, a damp and timber remedial contractor will visit and undertake a free assessment and provide you with a quotation for any works identified. As the surveys are free (or low-cost), these companies must make their profit from selling products, therefore, there is a necessity for someone, somewhere, to eventually buy their products  . . .  after all, who works for free?

OR DO I NEED A DIAGNOSTIC SPECIALIST WHO PROVIDES HOLISTIC RECOMMENDATIONS?

Another level of service exists, often marketed as ’independent’ consultants, and Harper Building Diagnostics is regarded as one of the top consultancies in the UK.
These specialists usually offer more in-depth scientific investigation, and their recommendations are more in tune with a conservation approach rather than a product-lead, interventionist attitude. This should ensure they priorities dealing with the source of the problem, and selecting appropriate and sympathetic materials to resolve the defects.

OUR FEES ALWAYS PROVE COST EFFECTIVE

Although this service attracts a professional fee, our approach saves clients thousands of pounds.
We all too regularly encounter remedial quotes featuring extensive specifications where our diagnostic investigations prove them to be totally unnecessary. Almost without exception, the materials featured in those specifications are inappropriate and unsympathetic, and highly likely to prove detrimental to the property in a relatively short time.
